COST ANALYSIS: Constructing Double Room Rentals on a 50 by 100 Plot in K’la And Wakiso

With the increasing demand and market for investment in the real estate and construction sector, most of my friends have always asked me how much it would cost them to utilize their plots economically whether by setting up rental units or residential homes.

Today we shall be doing a cost analysis on the construction of double room rentals on a 50×100 plot around Kampala and Wakiso district with an ample parking space of about 3 cars.

The assumptions taken while breaking down the cost are that, the double rooms are modern with full-home requirements; they will have a sitting room of 11.5square meters floor area, a kitchen 2.4sqm, a bedroom and bathroom of 19sqm, fully finished with floor tiles. Also considering the fact that one would rent them at shs 400,000-500,000 per month upon completion.

On a 50×100 plot according to the size of these kind of rental units, only 5 units would fit with enough parking space of 3-4 cars. However, for this specific analysis, boundary wall, parking paving, gate and gatehouse and septic tank are not considered.

The cost of each double room unit would range between shs 44,000,000 to shs 50,000,000 with each occupying 41sqm. This means that the cost of constructing all 5 units would range between shs 200,000,000 to shs 300,000,000.

This cost covers both structural materials and labor from foundation up to the roof, painting, tiles, kitchen and bathroom fittings, windows and doors excluding VAT.

SUBSTRUCTURE: shs 47,902,510

This includes foundation excavation, foundation strip concrete, plinth walls, hardcore and DPM, cement, sand, aggregates and BRC for the over-site slabs for the whole 5 units considering the current rate of materials and labor. However each unit would cost shs.9,580,502

SUPERSTRUCTURE AND FINISHES: shs 96,932,950

This includes, brickwork(with well burnt clay bricks) to the roof tie beam level, ring beam, plaster, paint, tiles, kitchen cabins and balcony railings. However, on that cost, finishes only (plaster, tiles and paint ) take on shs 52,817,000 for all units.

ROOF: shs 30,355,000

This covers costs of materials and labour for the roof structure for all 5 units including 26 guage galvanized versatile sheets, timber purlins and rafters, tie beam and 225x2mm facial board. As well rain water disposal system that includes half round gutters, downward pipes and water tanks for each unit.

WINDOWS AND DOORS: shs 20,405,000

For steel casement windows, 10No (1500x1500mm), 5No(700x1500mm), 5No(700x900mm), 5No (1500x2400mm) steel casement door and 10No internal solid wood doors (900×2400) would cost you shs 20,405,000 with each unit consuming around shs 4,418,000.

This cost however includes fabrication, transportation and fixing as well iron mongary for each door and window.

ELECTRICAL WORKS AND PLUMBING: shs 20,500,000

With this amount, you will fix all electrical works and plumbing in all the units. These include wiring, switches, sockets, lights, bathroom sanitary fittings like showers, toilet seat, wash hand basin and kitchen sink. This as well includes labour.
